Buying property in Pattaya: checks before a deposit
Compare a condo, house or pool villa with a practical checklist for ownership, documents, contracts, running costs and independent advice.
Choose a use before an investment story
Decide whether the property is for your own stay, a long residence or rental income. Compare the full annual cost with renting a similar home first. A view, brochure yield or busy holiday week does not prove year-round demand. Ask who pays for empty months, repairs and management, and do not treat projected returns as guaranteed income.
Identify the exact right being sold
A condominium unit, a building, land ownership and a lease are different legal questions. The Department of Lands publishes separate procedures concerning foreigners and property. Have an independent qualified lawyer check which right you can acquire and how it would be registered. A seller's reassurance is not a substitute for that review.
Read the building as well as the apartment
Request title and seller documentation, details of charges or encumbrances, management rules, common fees, reserve funds and any unpaid amounts. Ask how foreign-buyer eligibility and payment evidence apply to this particular transfer. Inspect lifts, drainage, noise and maintenance in addition to the show apartment. Confirm permitted use before planning short stays for paying guests.
Check access and the land separately
For a house, clarify the land title, boundaries, access rights, construction documents and responsibility for utilities. Visit after rain if possible. Written answers about a shared road or water supply matter more than a verbal promise. Do not pay for an ownership arrangement you do not understand.
Budget for what the photos hide
Include pool equipment, cleaning, water, gardening, security and future repairs. Ask for recent invoices and inspect damp, drainage and electrical installations professionally. A holiday villa and a profitable rental business are not automatically the same project.
Before any reservation payment
Match the recipient to the contractual seller. Obtain a translated contract you understand, payment milestones, completion conditions and refund terms. Have independent advice before signing; this checklist is preparation, not individualized legal or investment advice.
