Write a week of real life

Before requesting a monthly price, describe a normal week: meals at home or outside, working hours, laundry, visitors and the places you expect to go regularly. The Tourism Authority of Thailand presents Pattaya as a destination with beaches, activities and dining; your accommodation still needs to fit the ordinary days between outings. Give exact dates and the number of occupants. A price labelled monthly may be based on a different length of stay from yours.

Find out what the accommodation includes

Ask whether the offer is a hotel room, serviced apartment, privately managed apartment or whole villa. Establish which facilities are private, who else can use shared spaces, and whether access depends on separate building arrangements. For a kitchen, ask about actual equipment rather than accepting the word kitchenette. For remote work, request useful details about the desk and connection, while allowing for the fact that a provider’s description is not a guarantee of uninterrupted service.

Make recurring charges comparable

Have the provider state cleaning frequency, linen changes, utility charges and any deposit in the same written offer. If electricity or water is metered, ask for the calculation method and a record of the opening and closing readings. Clarify whether the price includes all occupants and whether additional guests affect it. Keep a record of amounts paid and the process for returning any refundable deposit. Compare the complete stay cost, not a daily hotel price against an incomplete rental figure.

Test the location against repeated journeys

Ask for the property’s precise location before agreeing to a long commitment. Check the route to the activities you actually want and whether a transfer can reach the entrance with luggage. A larger villa may suit shared living but create more separate journeys. Ask about vehicle parking or bicycle storage if relevant. Do not build the accommodation decision around an assumed scooter rental that you have not checked and confirmed.

Agree the exit as well as the arrival

Ask how notice, an early departure or an extension would be handled. If you want an initial short stay before deciding on a longer one, have both stages quoted separately and accept that future availability can change. The reservation request should name your essential requirements and budget for the whole period. A submitted request starts the comparison; the named provider must confirm the unit, dates and conditions before the stay is booked.
